Hello Philip,
I met with Sebastian Lin yesterday and he showed me the apartment.
I would be very happy to work with you to sell your apartment. There are several things that must be done in order to make the apartment sellable.
I understand that you have a dollar amount that you would like to get for 17C, and I believe that it is possible to get you there, but there is a good deal of work that needs to happen before we get to that price.
I took a few pictures of the apartment and gave them to my contractor. I will have an estimate of the cost for the renovation in two days. Once I have that estimate, I will send it to you. I do not believe that this work needs to be expensive, but it needs to look a certain way and it needs to be done before we list.
Doing the renovation will greatly benefit you in several ways. Once this work is done, I believe that I would be able to get a sales price between $800,000-$850,000.
To begin with, you will need to sign an Exclusive Condo Sales Agreement and Agency Disclosure. I have attached them here. Once I have your signed copy either electronically or otherwise, I will need a set of keys.
When we speak I will ask you what you are currently paying for taxes and maintenance monthly. We will talk about the renovations needed to make 17C look great.
