As you know I have listed the apartment as Coming Soon with no pictures.
I am doing only virtual tours as requested right now.
I am approaching it this way because the apartment does not show well at all and I do not want to scare off prospective buyers in advance of them seeing the potential.
It has been listed for one week and we have had four requests to view.
I have done a combination of live video showings and filmed virtual showings.
The response has been consistent, that the price is high for the amount of work that needs to be done there.
I am having a photographer come in next week to do professional pictures. She will photoshop out all of the boxes that are in the living room to show it as empty.
I hope this helps with the visual of the apartment.
I would still stress to you that renovation needs to be completed in this apartment. It would be in your best interest to have the work completed. This will give you the best chance of selling the apartment at the highest price possible.
I know you asked Frank Wang for his advice and he agreed that the work should be done.
I understand that this is not what you want to hear, but you hired me to do the best job for you and tell you the truth. My goal is to work for you to get you the highest price and I believe that doing the basic renovation will make that happen for you.
I will keep you updated on how the showings are going, and once I have the professional pictures I will update the listing and send that to you as well.
Please seriously consider what I am saying. I want what is best for you and that is to do the renovation and get the highest price possible.
