I am pleased to let you know that we now have multiple offers for you to consider.  I will outline them for you.

 

Offer 1:

$750,000

This is a 75% cash deal.  The buyer would finance 25%, they do have a pre-approval for the balance of the loan, and could go all cash if absolutely necessary. Their financials are in order and they would request a quick close.

 

Offer 2:

$770,000

This buyer would be paying all cash upon the sale of their current home. Their contingency would be for a simultaneous close based on the sale of their home.  It is likely that I would be handling their sale.  This would make for a smooth transaction.

 

Offer 3:

$780,000

This buyer is offer $160,000 down payment. The sale would be contingent on the buyer attaining final financing.  They do have a pre-approval for the balance of the loan.

 

These are all good offers.

 

The offer of $750,000 is the easiest and fastest option. This is a strong and solid offer.

 

The offer of $770,000 would be smooth, though could take a few weeks longer.  This is a solid offer.

 

The offer of $780,000 is contingent on the buyer attaining final financing.  There is always a risk with a financing contingency.
